VALLEY PEOPLE -

 

      We don’t want any of our neighbors to move from our Valley, but understand that some time you must.

 

       When selecting a broker to help you sell your Orchard Valley home, consider why ANDY COULD BE YOUR BEST CHOICE.

 

       1.  FIRST, he will not think to himself, “Where in the world is Orchard Valley?”  MOST BROKERS HAVE NEVER HEARD OF US.

 

       2.  Information disseminated will be accurate.  He knows to turn west on Orchard from Parker, not east from Jordan Road on Maplewood, what the schools are, and even what we call our subdivision – it’s not Prairie Creek, and certainly not Prarie Creek!  Most inaccuracies make marketing less effective and some could get a broker and seller accused of misrepresentation.

 

       3.  If you are away from home, Andy can have mail and newspapers picked up, make sure doors are locked, lights are off or on as appropriate, garage doors are down, sprinkler system is working, no water is leaking, and pipes aren’t frozen.  He can arrange for snow to be shoveled and lawns mowed as he notices the need.  These have all been problems in OV.

 

       4.  When there are questions about our neighborhood, surrounding areas, or Cherry Creek State Park, ANDY ALMOST ALWAYS HAS THE ANSWERS.  If not, he knows where to find them quickly.  Appraisers and other real estate agents call Andy for information.

 

       5.  Andy may know buyers who are interested in Orchard Valley but the right home has not been available.  Some want ranches or main floor master bedrooms; others want larger yards, sunset views, spacious family rooms, open space, fewer or more bedrooms, etc. Maybe yours will be the one.  Other brokers call Andy periodically to see whether anything is coming onto the market that their buyers might like.

 

       6.  Andy personally knows the reasons for living in Orchard Valley.  He and Nancy, his wife of 43 years, have chosen to own and live in this subdivision.  He is PASSIONATE ABOUT THE NEIGHBORHOOD.  NO ONE knows Orchard Valley like Andy does! 

 

       7. Andy has listed and/or sold more resale homes in Orchard Valley than any other broker.  Only two others have sold more than a single.  Homeowners have selected him for his EXPERIENCE, INTEGRITY, KNOWLEDGE, EFFECTIVENESS, AND GREAT ATTENTION TO DETAIL.
